| The Process of Genesis Custom Homes | ||

Getting to know one another: We at Genesis Custom Homes would like the opportunity to get to know you first (1st date so to speak ) to find out your need, wants and desires. Many companies (no matter their business) look to the close before the sale and we believe in building the relationship, trust and security first, the other will follow. Genesis prefers to set both parties at ease before moving forward. Building your home should be a close relationship between both the homeowner and the builder. And we feel that it is important to start with a good building block.
Land selection: There are two ways at addressing your lot selection, building the home to fit the land or finding the land to fit your home. If you have not found or selected your lot prior to home design we feel it is critical to build this important marriage correctly. Your home will be fixed to the land and the land will be fixed to your home for the life of each, till death do they part so to speak. A home and land need to compliment each other and Genesis Custom Homes has years of experience in bridging the two for the optimum usage in sight, landscaping, curb appeal, drive placement, pool and entertainment. A home should take maximum advantage of its surroundings and privacy.
Plans and design: Genesis Custom Homes has several architects we use depending on the style of home you desire. Whether it be Traditional, Tuscan, southwest, contemporary, Spanish, or hill country feel. We provide both 2 dimensional plan design as well as 3-D design which ever is desired. Each architect also has his or her own style of influence and we help match you up with the designer who will best fulfill you needs. We believe the designer should be able to interpret, convey and bring LIFE to plans best fitting the owner’s desires. A sketch or block out is designed first and if satisfactory we will proceed to cost estimating.
Cost and pricing: At the time a preliminary drawing is agreed upon we will also be finding out your desired specifications in your new home and work out the estimated price of your new home. Once the budget is met only then will any money be collected and this will only be for the cost of design fees to complete the design of the home. Only after plans are complete and specifications are all agreed on will a contract be entered into. This process is very critical and requires much detail and review. Surprises in the home building process is not desired by either party and avoided at all cost. This step done properly will reduce or eliminate overage of the budget and change orders.
Construction: A meeting is set up with the homeowners and all selections are reviewed and any last minute changes are addressed at this time. Genesis Custom Homes will handle all permits, HOA requirements, etc. A structural engineer will construct a slab and framing design that will be used in the first phases of construction. This is the most important part of the building process that will determine the structural integrity of your home to last for years to come. We believe and welcome owners in the review of the continual building process and will have several-planned meetings throughout the building of your new home. Flexibility is important and changes are allowed throughout the construction if desired no matter how big or small. Genesis Custom Homes believes in accommodating our new owner in any way possible. Building a home is very detailed and requires a lot of management, (that includes owners desire to modify the home during construction) Basically we are here to serve you in any way we can, to make sure you end up with your dream home.
Orientation walk thru: Upon completion of your new home, a thorough walk thru is held with the new homeowner and every step of understanding your new home is explained. After all, everything will be new and of the most current product and will need to be toughly explained and reviewed in order to assure a pleasant beginning in your new home. Minimizing the frustration of trying to adapt and understand your new home is important to us, as well as assuring all areas of concern have been addressed.
After move in: We hope that any issues are at a minimum, but we are here to advise, reeducate or assist in any problems that might arise, (including helping you with new projects or items you would like to add. Our trades and buying power are available to you and we will assist in acquiring trades like fencing, landscaping, outside stone work, decks, etc., to help future enhancements of your home if desired. We are always here to help assist advise and inform any needs that you may have.
